| 520 | 3 | |a Der im bäuerlichen Bodenrecht definierte landwirtschaftliche Ertragswert spielt in der Schweiz eine zentrale Rolle bei der Bewertung landwirtschaftlicher Betriebe. Er wird bei verschiedenen Anlässen ermittelt, insbesondere bei der Hofübergabe, bei der Übergabe landwirtschaftlicher Grundstücke, für die Begrenzung der Höhe grundpfandgesicherter Kredite sowie bei der Festlegung angemessener Pachtzinsen. Ende der 1980er Jahre fand eine grössere methodische Umstellung vom Rohertragsverfahren zum aktuellen Schätzverfahren statt. Diese Arbeit beschreibt die Grundlagen der aktuellen Schätzmethode und deren Entwicklung seit 1979. Das Bewertungsverfahren wird theoretisch mit Hilfe der Unternehmensbewertungstheorie und empirisch anhand von Buchhaltungsdaten des Schweizer Testbetriebsnetzes eingeordnet und kritisch gewürdigt. Zudem wird ein internationaler Vergleich mit in Deutschland und Österreich eingesetzten Bewertungsverfahren für den Anlass der Hofübergabe im Rahmen der Erbfolge durchgeführt. Die Arbeit schliesst mit einer Diskussion der Ergebnisse und Handlungsempfehlungen für zukünftige Revisionen der Schätzungsmethode ab. | |
| 520 | 3 | |a The agricultural income value (Landwirtschaftlicher Ertragswert) as defined in the Agricultural Land Law (Bundesgesetz über das Bäuerliche Bodenrecht) plays a central role in the valuation of agricultural farms in Switzerland. It is relevant in particular in the case of succession of farms and agricultural land, to determine the height of potential mortgages and for the evaluation of adequate land and farm rents. At the end of the 1980s, the estimation method was modified from a gross income approach to the current estimation method. This thesis describes the methodological basis of the current valuation method and its development since 1979. It is classified and critically evaluated using firm valuation theory as well as accounting data from the Swiss agricultural accounting network. Furthermore, the method is compared with evaluation methods used in Germany and Austria for the case of farm succession. The thesis ends with a discussion of the results and recommendations for future revisions of the current valuation method used in Switzerland. | |
